It started April 9, 2024 for $1545 a month. They removed the listing on the 24th then they listed it November 19 for $1395, the next day they reduced it by $50
Continuation of the price history, starting November 20 it’s $1345 a month, then December 8 they changed it to $1325 a month December 10 it becomes $1295 a month.


In the next 25 years the Environmental Agency reckons up to 1 in 4 homes (a rise from 6.3m to 8m homes) will be liable to flooding (from rivers, sea or surface water) due to climate change.

Well, of course you could limit that by stop building on flood plains (which they're still doing round here) or by making estates better able to deal with flooding... less hardscaping etc.

But, what we *will* see is both more costly insurance & cover withdrawal!

The problem with targets is that once established and enforced without reference to other goals, they tend to drive the execution of the 'product'. 'Newver mind the quality, feel the thickness of the target compliance'.

While unpopular, and would undoubtedly create some very angry (and vocal) losers, as Polly Toynbee concludes subjecting all house sales to capital gains tax (i.e. removing the exception for primary residences) would be a good ay to start to reverse the asset price inflation at the heart of the UK housing crisis.... its not a sufficient solution but its a necessary part of any housing package that is going to really deal with the dysfunctional housing market!

A reminder that while the 'Bank of Mum & Dad' seems like benign help parents can give their children, its actually one of the key mechanisms (alongside under-taxed inheritance) that maintains inequality in the UK.

Now, over 50% of first time buyers rely on their parents to help them get on the wealth escalator that is the UK's dysfunctional housing market.

On an individual level parental help is clearly understandable, on a social level its actually a problem!

Shows proportion rising from 20% in 1975 to over 50% in 2020. While paying for homes in its entirety remains a small proportion, & other financial help has grown slowly, the big leap has been in the proportion who received help with the deposit.

If you accept the logic of Labour's target of building 300,000 homes a year as part of its strategy to unpick the UK dysfunctional (current) housing system, then one also has to accept that the only way that is going to happen is a massive (and I mean massive) expansion in social housing.

There's lots of talk of shifts in planning, partnerships with the private sector but as the chart shows, that target has only ever been reached in the 70 years through social housing construction!

Shows only between 1953 to 1977 were housing completions above 300k, any only because of social housing. Private & housing association building has only topped 200k (just) for a couple of short periods & only in five years since 1990


The consolidation of inequality via property wealth inter-generational transfers (via inheritance) will continue (or may even intensify) in the next twenty years... no wonder so much effort is made by the rich to convince the less well off that inheritance tax is an unjust imposition on the moderately well-off.

Until we start to deal with iniquities of the housing market & its mechanism of inequality solidification, we'll never tackle inequality!

UK Housing markets (ownership & rental) are dysfunctional:

Rents are rising as fewer landlords are entering the market slowing down supply of rentable homes;

house prices continue to rise pushing people towards rentals, driving up demand;

rents, mortgages & other household coats are rising forcing more into effective poverty (or near poverty).

It all looks like a continuing transfer of income from workers to property/share owners....

So perhaps functional for them, then!

Despite hopes UK's National Planning Policy Framework's explicit requirement that public transport links should be part of decisions for new development, over the last decade the need for car use for those living on new development has remained broadly the same - the Framework has had no real impact in this regard.

If we are to manage a green transition we know we need more extensively used public transport... homes need to be near links!

For the under-25s, the need for social housing is urgent.

In 2004, just on a quarter of under-25s already owned their own home; now its just 10%

And over half (57%) got help from family members to buy their first (owned) home.

For the rest its rental;

While for renters over 25, private rents are usually around 30% of their income (which is just about affordable), for the under 25s rental costs are nearly half (47%) of income.

No wonder the under-25s feel shafted!
