English councils deprived of funding are reduced to selling off the families poorer chattels (the Tories did away with the silver many years ago). It will just make England poorer (and a small number richer)

Donald Trump Gets Bad News From Americans About Housing Market

https://www.newsweek.com/donald-trump-gets-bad-news-americans-about-housing-market-2049831

Americans might be losing confidence in President Donald Trump's impact on the housing market as the majority of households prepare for rent and mortgage rate hikes.

"when fair #housing groups lose... funding, a lot of people suffer as a result...

This isn’t about making #government more effective. It’s about #cruelty. That’s the point... leaving families without a #safety net and putting countless lives and futures at risk. The freeze would have devastating consequences for millions of #Americans, regardless of political affiliation."

The People Trump and DOGE Hurt

Four members of the National Fair Housing Alliance (NFHA) filed a lawsuit against the Department of Housing and Urban Development (HUD) and the Department of Government Efficiency (DOGE) after HUD, with no warning, terminated Fair Housing Initiatives Program (FHIP) grants. More than $30 million in congressionally authorized funding to fair housing groups was suddenly withdrawn. Those funds are used to fight housing discrimination and enforce fair housing laws across the country.

That’s a lot of acronyms in one sentence. And even though we get that when fair housing groups lose $30 million in funding, a lot of people suffer as a result, sometimes we need to see that impact in more personal terms for it to truly sink in.

Crucial context on the use of homeless accommodation hundreds of miles away from council areas; indicating a clear strategy:

Secure accommodation at a distance;

Offer it to families & households needing accommodation;

When they (not unreasonably) refuse as it will wrench them out of important & supportive family & social networks (and schools for children), declare they have made themselves 'intentionally homeless' & wash your hands of them.

As we know the 'clever' wheeze of shared ownership that was meant to make more affordable housing available is unravelling as the loophole of service fees is being exploited to raise the overall costs of homes (once the resident has been captured).

Its worth stressing (again) that only a massive increase in social housing (either built or re-purposed) can start to alleviate the problems of the UK dysfunctional housing market!

(and ending the Right to Buy!)

As so often in the UK's housing crisis reforms intended to ameliorate some of the dysfunctional housing market's effects (here shared-ownership affordable housing) merely (re)introduce problems but focus them on more vulnerable households.

Without a major rethink of how we manage housing in this country, fiddling round the edges of a market built on the expectation of inflationary prices will never solve the social problem of unaffordable dwellings!

Hmmm.... in 2024, the number of first-time buyers rose by 19%, and made up over half the purchases made with a mortgage (according to Halifax), of which nearly two-thirds (of those mortgages were in two names - couples buying together).

So, on the face of it this might look like good news.... but, equally a loosening of constraints, alongside continued record house prices, also means the number of people with a stake in maintaining those prices has (again) risen!

Trying to end the Right to Buy, but announcing a deadline for the full discount before its replacement with a much lower capped RtB discount has caused chaos.... but once we've passed through that (which will take some time), what we are left with is no alternative:

WE MUST REBUILD SOCIAL HOUSING...

Lets hope Angela Rayner is focussed on hosing as she claims & can deliver if not the 1.5M houses she promises, a good proportion of that in social housing!

Is a new town coming to an area near you?

Apparently, when Keir Starmer makes announcement about the progress of Labour's New Town Taskforce, he will tell us that 100 places have applied to access the New Town funding.... they will now be assessed, not least on the extent of available (proximate) infrastructure.

How quickly & how far this will contribute to the plane to deliver 1.5m extra homes remains to be seen...

The expansion of large developers moving into the student rental accommodation sector (especially when international students numbers are down) reflects, if Lancaster is any guide, a major move to cannibalise the business of local small scale renters using housing stock to accommodate students.

The big developers will claim they can offer better accommodation (broadband etc.) but really its just one more sector where consolidation into oligopoly is underway.

I’m all for getting private landlords to increase the the EPC rating of their properties to a ‘C’…that’s where we were supposed to be by 2025, but the #Tories never legislated for it.

Despite the puff of their press release, this is just another #Labour consultation with an ambition to achieve it by 2030.

Less talk, more action needed.

Here's Rowan Moore's agenda for addressing the housing crisis:

1. Reform taxes;
2. Transform empty buildings;
3. Build public housing;
4. Use land well
[better]5. Build sustainably;
6. Build beautifully.

'The prize is to make, through the places where people live, a better version of the society we have now'!

Its a sensible plan but not one that looks like it would be adopted in its entirety, although elements are emerging as policy (ish)!

House price inflation (it is *not* growth) continues to outpace headline inflation at nearly 5% (and of course continues to be to one side of what counts as inflation)... a situation, that surely cannot go on for ever, for the time being seems to be.

Our housing crisis is driven by a lack of supply meeting slackness of credit, which drives up nominal prices & increases the multiple of wages (in 'low wage Britain') required to secure a home of your own.

It just madness!

Well, the DWP have been found acting disgracefully again; this time the programme they use that automatically deducts money from Universal Credit at the behest of Landlords has been ruled unlawful.

Of course, that the DWP was acting to help landlords should have come as no surprise to anyone given the centrality of Landlordism to the country's political class & the subsequent normalisation of landlords prejudices (against tenants).

What Trump didn’t say in his inauguration speech

The simple truth is that Donald Trump gave a major speech, the first speech of his second presidency,
and ignored almost every significant issue facing the working families of this country.
How crazy is that?

Our #healthcare system is broken, is dysfunctional and is wildly expensive.
We remain the only wealthy nation not to guarantee healthcare for all.
Not one word from Trump about how he is going to address the healthcare crisis.

We pay, by far, the highest prices in the world for #prescription #drugs
– sometimes 10 times more than the people in other countries
– and one out of four Americans is unable to afford the prescriptions that their doctors prescribe.
Not one word from Donald Trump on the high cost of prescription drugs.

We have 800,000 Americans who are #homeless and millions of our people spend 50% or 60% of their limited income on housing.
We have a major #housing crisis in America
– everyone knows it.
And Trump, in his inaugural address, did not devote one word to it.

Today in America, we have more income and wealth #inequality than we have ever had.
The wealthiest three people in America now own more wealth than the bottom half of our society.
But Trump had nothing to say about the growing gap between the very rich and everybody else.
And maybe that’s because he had those three people – the three wealthiest people in America – sitting right behind him at his inauguration.
And, I should add, those three people – if you can believe it – saw their wealth increase by more than $233bn since the November elections.
No wonder they were sitting right behind Trump. They couldn’t be happier.

During his inaugural speech, Trump did not have one word to say about how we are going to address the planetary crisis of #climate ##change.
The last 10 years have been the warmest ever recorded, and extreme weather disturbances and natural disasters are taking place all over the world
– from California to India, across Europe to North Carolina. Not one word about climate change
– except, of course, to make it clear that he intends to make this horrific situation even worse with “drill, baby, drill”.
Brilliant.

For those of us who live near the Lake District, the current acceleration of Spain's housing crisis, driven by dwellings being (re)deployed as holiday lets & second homes (for non locals) is all too familiar.... and once again, in Spain, this has only risen up the political agenda as the squeeze on house availability (driving inflation of house prices) has hit the middle-class (who, of course, are more likely to vote).

#Landlords gouge victims of #LAFires

by Judd Legum and Noel Sims, Jan 14, 2025

"The devastating fires in Los Angeles have killed 24 people. The fires have burned tens of thousands of acres, and hundreds of thousands of #Angelenos have been forced to evacuate. The blaze has destroyed at least 12,000 structures and thousands of people have nowhere to live.

"For most people, this is a horrific tragedy. But numerous landlords in the area are treating it as a #MoneyMaking opportunity.

"A review of rental listings revealed dozens of properties where the landlords have sharply increased their prices since the fires began on January 7. Popular Information used Zillow to identify rental homes in communities near the areas impacted by the fires — including #PacificPalisades, #SantaMonica, #ManhattanBeach, #HuntingtonBeach, and the #SanFernandoValley — that have increased their asking price over the last week.

"While not every rent increase is evidence of #exploitation, the timing and scale of many increases strongly suggest #PriceGouging is occurring.

"In Manhattan Beach, for example, Popular Information identified a five-bedroom home listed on December 31, 2024, for $8,750 per month. By Monday, the rent was bumped up 125 percent to $19,750 monthly.

"But it is not only luxury properties with ocean views whose prices have skyrocketed in the last week.

"A three-bedroom home in #Tujunga, listed for $4,100 on December 28, was increased to $8,500 on January 7, the day the Pacific Palisades fire broke out, 93 percent higher than its initial listing price."

The sky-high cost of housing in the UK accounts for almost a quarter of all spending by lower-income households. This contributes to poorer families being £2,300 worse off than their German counterparts.

Britain's housing crisis is having a major impact on low- and middle-income households (which we know), but when compared to the plight of similar households in other European countries that negative impact is much starker & reflects, of course, the inequality of UK society.

This is hardly surprising, but reinforces the need to urgently find some way to start to resolve the housing crisis... there's n shortage of ideas, just a lack of real action!
